HVAC Maintenance
As mentioned in the C&M Mechanical Heating and Cooling FAQ page, proper HVAC maintenance is critical for maintaining a fully efficient operational unit for both residential and commercial HVAC units.
At C&M Mechanical Heating and Cooling, we get calls daily from customers stating their AC unit is down or not working properly and want it checked out asap. Once one of our trusted HVAC technicians arrives and inspect the unit it is often found the unit has not been maintained in YEARS. Yes, you read that right…YEARS. Changing filters does not replace the thoroughness of an HVAC Pro completing an AC maintenance. The AC service repair in most cases could have been prevented with the proper maintenance.
Your HVAC unit is the same as a car, if not properly maintained with oil changes, putting gas, rotating wheels, checking breaks, doing tune-ups….it will eventually start breaking down or stop operating all together.
So, why treat your most expensive operation in your home or business any different? Neglecting necessary maintenance ensures a steady decline in heating and air conditioning performance while energy use increases.
Residential HVAC Maintenances should be performed bi-annually (every 6 months), right before the winter and summer months. While every 6 months is recommended, most residential customers opt to do their maintenance annually right before summer, which is better than not being maintained at all. Especially in the Santa Clarita and surrounding areas in Southern California we are blessed with minimal winter months, so heating repair is minimal compared to those hot scorching summers.
Commercial HVAC Maintenances should be performed quarterly (every 3 months), and often times for those businesses that are leasing this is part of the contract with the landlord. If it is not specified in the leasing contract, and your lease has vague language such as “tenant to maintain and service HVAC units to be operational at all times throughout the agreement,” it is still recommended to conduct quarterly, but at the bare minimum bi-annually (every 6 months).
We had a retail business call C&M Mechanical Heating and Cooling last summer in August who learned their lesson the hard way by not conducting regular maintenances. The business had 3 out of their 5 HVAC units completely stop working that turned into a very expensive emergency AC service and repair, that they were responsible for (not the landlord). If proper maintenance was completed the leaks among other repairs would have been found or entirely prevented.

What does a HVAC Maintenance Include when you schedule with C&M Mechanical Heating and Cooling?
- HVAC Technician check in with the customer.
- Clean or change out filters.
- Wash condenser coils.
- Inspect and wash evaporator coils.
- Inspect and clean all drain pans.
- Flush out all condensates drain lines.
- Check all electrical components.
- Check Freon levels.
- Ensure system is operational and running efficient after PM completed.
- HVAC Technician check out with customer.
